DEVELOPMENT SITE WITH OUTLINE PLANNING PERMISSION FOR 72 HOMES on land adjacent to St Swithun Wells Church, Allington Lane, Fair Oak, Eastleigh, Hants SO50 7DB.


The site is situated on the eastern side of Allington Lane at Fair Oak, a short distance to the south of its junction with Dean Road, as shown on the attached plan for identification purposes only. Fair Oak is a popular and established residential area on the north eastern outskirts of Southampton offering local community facilities and schools. Southampton City Centre is readily accessible which provides the usual district facilities and amenities. Southampton International Airport and the M27 motorway are both within 10 minutes driving distance.


The overall site extends to 2.92 Ha (approximately 7.21 acres) and is identified on the attached plan. It must be noted that part of the application site includes the existing church building known as St Swithun Wells Church, although the church and its site are to be retained by the vendors. The required works to the church access and car park will be the responsibility of the eventual purchaser which will be included within the contract details.

Town & Country Planning

Outline planning permission has been granted on appeal, under reference APP/W1715/A/2216921, for “the construction of up to 72 homes, including a new and amended junction with Allington Lane, new pedestrian links and the reconfiguration of the existing Church car park” on the site at St Swithun Wells Church and adjacent land, Allington Lane, Fair Oak, Eastleigh, SO50 7DB. The appeal decision is dated 18 December 2014 and a copy of the decision is available from either the selling agents or Eastleigh Borough Council’s planning website. The consent is subject to a S.106 Agreement and, similarly, a copy of this is available as part of a further information pack from the selling agents, or, Eastleigh Borough Council’s planning website. The principal obligations of the S.106 Agreement are as follows:-

  1. 35% of the dwellings to be affordable units.
  2. Provision of on-site open space and play area land.
  3. Dedication of SINC land (Site of Importance to Nature Conservation).
  4. Sustainable integrated transport contribution.
  5. Education contribution.
  6. Public art contribution.
  7. Community infrastructure contribution.
  8. Off-site public open space contribution.

The consent is in outline form with all matters reserved other than access. An indicative master plan is provided for information.


Intending purchasers are advised to make their own enquiries of the relevant service utility providers as to the availability and adequacy of services. For information, two water mains are known to cross the site a 24” trunk main crosses the site east/west with a corresponding 7, easement either side of the main, and a smaller main which runs beneath the existing access road from Allington Lane. This has a 4m easement. Further information can be made available from Southern Water.


The site is to be offered for sale with freehold tenure with the benefit of vacant possession. It is emphasized that the church building, access and parking areas will be retained by the vendors which will be fully documented prior to disposal.
