Acting for the landlord or the tenant, either during or at the end of a lease term, our Building Surveyors prepare, advise, defend and negotiate dilapidation claims arising from the covenants within the lease.  Working in accordance with the Dilapidations Protocol and Civil Procedure Rules (CPR) we will work to maximise our client’s position. The services we provide include:

  • Schedule of Condition to be attached to the lease at commencement of the term to limit liabilities
  • Assessment and inspection of tenant’s alterations
  • Strategic advice during the lease term of either the landlord or tenant
  • Implementation of repairs, reinstatement and decorations to comply with lease terms
  • Terminal Schedule of Dilapidations at the lease end
  • Negotiation of dilapidations claims
