Significant development land deals across the south
We have completed several major development land deals over the past few months.
In a case we’ve been involved in since the 1980s in Warsash (see previous news item here) as agents for the land owner, the 12 acre option agreement was negotiated to major regional property developer who has now obtained planning permission for 140 houses with associated open space etc. They have recently executed the option and bought the site, ready to develop over the next couple of years. This is a very significant development deal on one of the best development sites within the Western Wards of Fareham.
In Bishops Waltham we’ve been advising on 3 large sites. We acted as agents for the acquiring developer in their purchase of the option agreement on a site for 140+ units at Albany Farm. We also acted for one of the landowners of another adjoining site at Bishops Waltham where Crest Nicholson have secured consent for 166 houses, construction of which has now commenced. The third site was off Martin Street at Bishops Waltham where we very successfully advised the owners of the access and secured a very considerable premium for access rights to the development in a complicated negotiation over a long period of time. This site was acquired by Bargate Homes who are now on site constructing 59 new homes within walking distance of Bishops Waltham town centre.
In Billinghurst, West Sussex, we’ve been acting on behalf of a family trust who have granted 2 option sites within a 100 acre site to a national developer for comprehensive strategic residential development. Our role was one of specialist valuation input into the workings of the option and its definitions and the clients were delighted with the outcome.
