How we helped a seat belt manufacturer in their major move to a new premises

The Building Surveying department has played a key role in the refurbishment of and move to an industrial unit for a seat belt manufacturing company in Hampshire.

Safety Belt Solutions had outgrown their premises in Havant and were looking to invest and move to a bespoke industrial unit.  They found a run-down unit in Southborne, West Sussex and brought in Daniells Harrison to help make the major move to the new premises.

Our Building Surveying team firstly came in to conduct a commercial pre-acquisition survey to determine whether it was feasible to purchase with a view to renovating the property.  This involved an inspection and technical due diligence assessment to identify the current condition and provide strategic advice on defects, repairs and liabilities.  In addition, we carried out a Commercial Valuation for lending purposes.

Once the company had the green light to purchase, our Architectural Department obtained Planning and Building Regulations approval for the alterations and change of use.  The Building Surveying team produced the technical specification, sought tenders and carried out contract administration during the refurbishment process, overseeing every key phase of the build.

The unit was completely stripped down and refurbished. It now contains a main factory and office.  In addition, they converted part of the building into 4 new units which they are renting out – giving them an additional income stream and an even better return on their investment.

Our Building Surveying team are now project managing an extension to the premises to house a crash test rig. We have brought in civil and structural engineers on the project which will see a further expansion to the business.
